Annual Town Hall Meeting is scheduled for November 8, 2023 at 11:00 AM with the Board Meeting and Budget Hearing to follow.
For 2023, Vistas at West Mesa Metropolitan District has established a mill levy of 30 mills obligated to pay off Debt and 5 mills budgeted to fund operations and maintenance within the District. The maturity date for the current debt is set for December 1, 2051 and there are no discussions currently regarding additional Long Term Financial Obligations being anticipated.
The Board of Directors is currently working to adopt an Amended Service Plan, which if adopted, will increase the Maximum Debt mill levy to 50 mills and increase the Maximum Operations and Maintenance mill levy to 20 mills. Therefore, the mills may increase in the future as the district debt is paid off and as maintenance expenses increase.

The primary purpose of the Vistas at West Mesa Metropolitan District is to collect tax revenue for the repayment of the current Long Term Debt; and to provide for the operations and maintenance of the streets, curb and gutter, sidewalks, detention facilities, trails, and public landscaping. The District may also provide Covenant enforcement and trash service. At this time, the District does not anticipate providing any additional primary functions.
The District has not yet taken ownership of any Tracts, although the anticipated area can be viewed on the Boundary Map.

Required Notice Pursuant to House Bill 23-1105 – Metropolitan District Homeowners’ Rights Task Force House Bill 23-1105 created the HOA and Metropolitan District Homeowners’ Rights Task Forces to examine certain matters in communities that are governed by these entities. The Metropolitan District Homeowners’ Rights Task Force will review, among other matters, tax levying authority and practices, foreclosure practices, communications with homeowners and governance policies. A requirement of the new law is that we notify you of the creation and existence of the Metropolitan District Homeowners’ Rights Task Force prior to its first meeting.
